Wait, what about year-long leases? I'm stuck in one until August. I guess that's standard for a college town that prides itself on charging exorbitant rents. Then you can wrangle those kids into paying for the summer even though they're off in Vegas doing blow off some immigrant mother's stomach.

The tax savings in simplest terms:

You make 50,000 and pay taxes on that (take whatever deductions loopholes you ordinarily do).

You've been paying 1,500/month mortgage, in the first year of your mortgage.

Now, you can deduct the interest you paid (and in the first year of your mortgage it's almost ALL interest).

You now make 32,000, go ahead and take the same deductions that you did above.

So whatever you pay in interest each year...just deduct that from the money you made.

It's significant.

In the long run, it's really the best option.

There are trade offs, yes.  Most have been mentioned here already.

If you buy anywhere in the Balto-Wash Metro area, you're pretty insulated against depreciation due to the government's presence.  I bought 5 years ago and my house has appreciated 42% (it was much higher, of course, but still).
